IRS Tax Lien Help
A federal tax lien is the government's legal claim against your property when you owe the IRS. It can get in the way of selling or refinancing a home or getting business credit. Our Enrolled Agents work to get liens released, withdrawn or moved out of the way.
Lien vs. levy
A lien is a claim on your property; a levy is the IRS actually taking it. The IRS files a public Notice of Federal Tax Lien to protect its interest, often when the balance is more than $10,000, and the lien attaches to everything you own now and acquire later, including your home, vehicles and business assets. It stays until the debt is paid or can no longer be collected.
After the IRS files a lien, it sends a notice that gives you the right to request a Collection Due Process hearing. That deadline matters, so send us the notice as soon as it arrives.
Ways to deal with a lien
Release: once the balance is paid in full, the IRS releases the lien, generally within 30 days. Withdrawal: removes the public notice as if it had never been filed. It's often available once the debt is paid, and in some cases while you're on a direct-debit installment agreement for a qualifying balance. Discharge: removes the lien from one specific property so you can sell it. Subordination: lets a lender move ahead of the IRS so you can refinance.
How we help
With your power of attorney, we pull your IRS transcripts, confirm the balance, and set up a resolution, often an installment agreement that qualifies for lien withdrawal. If you're selling or refinancing, we work with your title company or lender and prepare the discharge or subordination application so the deal can close.

Frequently Asked Questions
Does an IRS tax lien show up on my credit report?
The major credit bureaus no longer include tax liens on consumer credit reports, but a Notice of Federal Tax Lien is a public record. Lenders and title companies will still find it.
Can I sell my house with an IRS lien?
Usually yes. The lien is typically paid from the sale proceeds at closing, or the IRS can issue a certificate of discharge for that property. We can help prepare the application.
How long does an IRS lien last?
Until the tax is paid or the IRS can no longer legally collect it, which is generally 10 years from the date the tax was assessed.
